Buying a Home at Springfield Meadows in Seven Easy Steps

Buying a new house can be stressful. That’s why we’ve developed a seven step plan for buying a home at Springfield Meadows. We want to make purchasing your new custom build home as easy as possible and we are on hand to guide you through the process. To help you, we have developed the Ssassy Seven Steps to get you the keys to your home:

  1. Select your plot

Decide which plot is the best fit for you, based on your wants and needs. We have a wide range of house-types and plot sizes.

  1. Pre-Reservation

Once you’ve decided on your plot and agreed to the key terms, we’ll put you in touch with our finance advisory partner, Buildstore, who will guide you through the qualification process and, if required, help you to gather information on the ideal finance package for your custom build home. During this short period (it usually takes just a few days), we’ll hold the plot for you.

  1. Reservation

Once you are qualified, you can formally reserve your plot (and we stamp it as reserved on all our plans). We then run through the processes and complete the paperwork with you, and you’ll need to pay a reservation fee and appoint your own solicitor. We’ll be able to recommend those that are familiar with the custom build process or you can use your own. Your solicitor will then take care of all the legal requirements of your purchase for you.

  1. Design choices

This is the exciting bit! Your new home can be customised to meet your needs and lifestyle. There is a choice of floor plans for each plot, with options including open plan living or separate rooms, and master bedrooms at the front or back of the house. From our range of finishes you’ll be able to choose things like your kitchen, flooring, and tiles. Dependent on your budget, we also have a range of upgrades available. You can also choose a garden design package to make the most of the generous plots.

  1. Exchange on your plot

At this stage all costs and the design of your new home will be finalised. The design will be frozen and can’t be changed. To buy your home you will enter into two separate contracts: one contract to buy the land and works up to foundation level, known as Golden Brick (Plot Sale Contract with Ssassy Springfield Ltd.); a second contract to get your home built (Build Out Agreement with our construction partner, Greencore Construction Ltd.).

This custom build approach may allow you to make a saving on Stamp Duty Land Tax (SDLT).

From the design freeze you will have 28 days to proceed to exchange on the Plot Purchase Contract.

  1. Completion on plot and commencement of Build Out

Completion of your plot purchase normally takes around 28 days after exchange of contracts, but in some cases may be longer depending on options that require minor amendments to the existing planning consent, or if the Golden Brick works still needs to be constructed.

At completion and once the balance of this contract is paid, you will own the land and the Golden Brick works on it. Once you have completed the plot purchase and signed the Build Out Contract with Greencore, they will be able to re-confirm the programme for the house build. You’ll then be required to make the first of your build payments to Greencore, with the remaining payments made at other pre-agreed stages during the construction process.

  1. Build-Out finished and handover of your home

Greencore will keep you informed of progress and invite you to visit the on-going work from time to time. They will notify you a few weeks before your house build is finished, when you will pay any remaining balance due under the contract. During this time, they will make their final quality checks and invite you to your new home demonstration so they can show you how everything works prior to your move in date.

You will be provided with a full home manual to enable you to enjoy your new home to the maximum.
